When to buy points: Points make financial sense when you plan to keep the mortgage long enough to pass the break-even point. If you'll stay 10+ years, buying 1–2 points can save tens of thousands in total interest. If you might refinance or sell within 3–5 years, skip the points — you'll pay more upfront than you save.
